Is there any use to sell real estate in Lviv now?

This question is for real estate owners, who have any reason to sell their property - whether an apartment was available, or inheritance, or the desire to change the conditions of residence, move to another residence, or maybe they need to sell due to hardship situation, or problem loans.

Based on the motive of sale, every seller of real property must be a different approach to the sale. After all, when it sells property that is subject to investment and to purchase for profit and assets under arrest bank due to insolvency of the owner, we have a diametrically opposite situation - first, the owner is waiting for the moment of peak prices for its object to obtain the maximum benefit, while the second is the desire of the owner to sell the property in a short, well-defined period at the maximum price, which is now willing to pay, and most of all – below, then market price.

We’ll try to give our vision of the real estate market trends in Ukraine, and Lviv in particular, at the moment.

So, whether or not to sell an apartment in Lviv now? How will real estate prices change?

To date, the property market in general suffers from a period of declining prices, those objects that were bought before the crisis for resale is not worth selling, some prices have fallen to 2 or more times. Subsequently, the prices start to rise, and predicted they will not soon reach a crisis of values.

With regard to the sale to change the living conditions - that is our advice would be most appropriate and practical.

Based on the trends in the real estate market, we suggest that now sell for 3 and 4-room apartment, a house in a suburban area, because the price for them today will not grow in the near future, there is no reason for its growth. The same applies to the land.

But the owners of multi-room apartments who want to change a flat on a number of smaller apartments to be done so immediately, as soon as possible, because, as seen from the trends, with each passing day, this operation will be less profitable.

Prices for 1-and 2-room apartments have already begun to grow, but it is unknown, this trend will continue. It currently remains an open question, the world economy, and the economy of Ukraine, as it was the bottom of the composite crisis: still an ongoing debate, or a crisis has a V or W-shaped character.

Accommodation in new buildings now we are not recommend to sell, since emerging on the market of its deficit. The market has already felt it, this has not written a single article in the newspapers and magazines. We, as brokers real estate market, his litmus test, and recommend to our clients - the owners of apartments in new buildings, in which there is no need to sell it, wait until the time of maximum uplift in prices.
